Frequently Asked Questions

Epoxy Flooring Questions

What should I budget for an epoxy floor?

Going by HomeGuide's national numbers, installed epoxy costs $4 to $10 per square foot, or roughly $1,600 to $5,800 for a typical two-car garage. Polyaspartic comes in around $5 to $12 per square foot. Old coating removal, crack repair and flake or metallic finishes all shift the total, so each floor is priced once we have measured and tested it. The written estimate you receive is the price.

Does epoxy flooring have drawbacks?

Standard epoxy yellows and chalks in sunlight, it takes days to cure before you can park on it, and it only lasts if the concrete was prepped and tested first. It can also be slippery when wet unless it has flake or an anti-slip additive. We handle those by grinding the floor, testing for moisture, adding grip where needed and using a UV-stable topcoat wherever the sun reaches.

What is a better floor coating than epoxy?

That depends on the floor. For garages and outdoor concrete, polyaspartic is the common step up, since HomeGuide gives it an excellent UV rating and it cures in one to two days. On many garages we pair an epoxy base, which builds thickness and bonds well, with a polyaspartic topcoat that handles sun and wear. Heavy commercial floors often call for a thicker 100 percent solids system.

Can you coat a garage floor with earthquake cracks?

Usually, yes. Static hairline and shrinkage cracks are ground open and filled before the first coat. If one side of a crack sits higher than the other or it keeps reopening, the slab is moving, and we will advise having it checked before you pay for a coating.

How soon can I park on a new floor?

HomeGuide says to keep cars off a new epoxy floor for 2 to 7 days, while polyaspartic is usually ready for vehicles in about 24 to 48 hours. Heat, humidity and the exact product change that, so we give you a walk-on time and a park-on time for your floor on install day.

Does the coast or the Valley change what you install?

Yes. Near the coast, morning humidity and the marine layer can delay coats until the slab is warm and dry enough. In the Valley, summer and fall heat shorten working time and make hot tire pickup more likely, so we start early and build a thicker, well-bonded system with a UV-stable topcoat.

I rent or live in a condo. Can I still get my garage coated?

Often, yes, with approval. Check your lease, condo rules or HOA guidelines first. We can provide product details, colors and the planned schedule in writing so your landlord or board can sign off before the install.

Epoxy Garage Floors Questions

What lifespan can I expect from an epoxy garage floor?

HomeGuide puts a solid epoxy floor at roughly 10 to 20 years and thin water-based kits at 3 to 5 years. Prep, moisture, sun exposure and how hard the garage is used decide where a floor lands in that range.

Why do DIY garage kits peel?

Most kits rely on acid etching and a thin coat. That leaves old sealer, oil and weak concrete under the coating, and hot tires can lift it. Diamond grinding plus a thicker build under a hard topcoat fixes most of that.

When can I park in the garage again?

HomeGuide advises keeping cars off a new epoxy floor for 2 to 7 days. A polyaspartic system can take vehicles in about 24 to 48 hours. On install day you get specific times for your own floor.

Is it possible to coat over old paint on my garage floor?

Not directly. Paint and kit coatings get ground off first, since a new coating can bond no better than the surface beneath it.

Is a coated garage floor slippery?

A smooth, glossy floor can be slick when wet. Flake broadcast, or anti-slip grit mixed into the topcoat, improves traction, and we suggest it for garages with wet shoes or car drips.

Flake Floor Coatings Questions

What is a flake epoxy floor?

A resin base coat gets colored vinyl chips broadcast into it, and a clear topcoat seals it all. The chips bring color, texture and grip, and they help disguise dust and wear.

Is chip flooring slippery?

Less than a smooth gloss floor. The chips leave a slight texture, and a single topcoat or an anti-slip additive adds more grip where floors get wet.

Will a flake floor hide cracks?

It hides repaired, stable cracks and small flaws well. It will not hide a crack that keeps moving, so we check each crack before quoting.

Which chip colors hide dirt well?

Mid-tone gray and tan blends do the most to hide everyday dust and tire marks. Very dark blends show light dust, while very light ones reveal tire marks.

Why use a polyaspartic topcoat on a chip floor?

HomeGuide grades polyaspartic excellent on UV resistance and plain epoxy poor to fair. An epoxy topcoat over light chips in a sunny garage can yellow, so we use polyaspartic.

Polyaspartic Floors Questions

Is polyaspartic better than epoxy?

For sun exposure and fast cure, yes. On HomeGuide's UV resistance scale, polyaspartic rates excellent while epoxy rates poor to fair, and a polyaspartic floor is fully cured within one to two days. Each epoxy coat goes on thicker, so it still makes a strong base layer, which is why many floors combine both.

How fast can I use a polyaspartic floor?

According to Bob Vila's guide, light foot traffic is fine after about 3 to 4 hours, with vehicles allowed after about 24 hours. HomeGuide puts heavy vehicle traffic at 24 to 48 hours. We give you timing for your particular floor.

Can polyaspartic go outdoors?

Yes. Because it holds up to UV, it is a good choice for patios, covered outdoor rooms and pool-side concrete, usually with texture added for grip.

Why is polyaspartic not a DIY product?

It sets fast, and the working time shortens in heat and changes with humidity. Bob Vila's guide notes it is not meant for DIY, and errors are difficult to correct after it cures.

What lifespan does a polyaspartic floor have?

HomeGuide puts it at 10 to 20 or more years, depending on prep, use and care.

Metallic Epoxy Questions

Can metallic epoxy go in a garage?

It can, but it is better suited to living and retail spaces. Hot tires, tools and grit are hard on a glossy metallic finish, so most garages do better with flake or polyaspartic.

Will my floor look like the sample photo?

It will be in the same style and colors, but not identical. The pattern forms as the pigment flows, so each metallic floor ends up unique.

Is metallic epoxy slippery?

A glossy finish gets slick when wet. For kitchens, bars and entries, the topcoat gets a fine anti-slip grit blended in.

Does sunlight affect metallic epoxy?

Yes. HomeGuide grades epoxy poor to fair for UV resistance, so direct sun may yellow it over time. Sunny rooms get a UV-stable topcoat from us.

How long will the room be out of use?

Allow several days. Full cure for epoxy can stretch to a week, and we give you walk-on and furniture times for your floor.

Commercial & Industrial Epoxy Questions

How much downtime should my business plan for?

It depends on floor size and system. Bob Vila notes businesses may close a day or two, and fast-curing polyaspartic topcoats can return a floor to service in about 24 to 48 hours. We also phase work in sections or off-hours.

What is the difference between commercial and residential epoxy?

Commercial floors usually get thicker builds, more chemical resistance and more texture. HomeAdvisor lists 100 percent solids industrial coatings as a separate category for heavier use.

Can you coat over an old commercial coating?

Only when it is fully sound and compatible. Usually we grind it off, because the new coating can never be stronger than the layer it sits on.

Do you do safety striping?

Yes. Aisles, walkways and work areas can be marked in the coating so the lines last as long as the floor.

Will a coated floor be slippery for workers?

It can be without texture. We add aggregate to the topcoat in walk paths, wash areas and doorways.

Patio & Pool Deck Coatings Questions

What price range should I expect for pool deck resurfacing?

On HomeGuide's list, Kool Deck runs $4 to $6 per square foot, epoxy $4 to $10, decorative overlays $6 to $12 and stamped overlays $7 to $20. The final figure in our written estimate depends on your deck's size and condition.

Is a coated pool deck slick underfoot?

Not with the right texture. We use textured finishes, grit or flake around pools and avoid smooth gloss coatings on wet areas.

Can you make my pool deck cooler to walk on?

Lighter colors and cool deck style finishes help. HomeGuide calls Kool Deck non-slip and notes that it helps keep surface temperature down.

Can you coat a patio with cracks?

Stable cracks get filled and coated. An active crack or a sunken slab needs to be dealt with first, and we will let you know.

Is epoxy okay outside?

Standard epoxy yellows in sunlight, so we use UV-stable polyaspartic or outdoor-rated systems on patios and pool decks.
